August 2026

In May 2026, we held an initial round of public consultation on proposals for a new residential development at Lostock Hall Farm, Poynton. We are writing to provide an update on the project and explain how the feedback received has helped shape the emerging masterplan.

We would like to thank everyone who took the time to participate in the consultation. We received a wide range of comments, suggestions and questions from local residents, stakeholders and community groups. The project team has carefully reviewed all feedback and has used it to inform the ongoing design process.

What We Heard

When asked what local needs the development should help address, respondents identified the following priorities:

  • Improved pedestrian connections (38%)
  • Enhancing biodiversity and landscape features (33%)
  • Provision of homes for first-time buyers (27%)

In addition, when asked which design principles should be prioritised as the plans evolve, the most frequently selected responses were:

  • Energy-efficient homes (47%)
  • Minimising environmental impact (46%)
  • Provision of Open Space (36%)

Respondents were also asked about the types of open space they would most like to see delivered as part of the development. The most popular responses were:

  • Informal green space (49%)
  • Allotments (28%)
  • Walking and cycling routes (42%)

How the Proposals Have Evolved

Following the consultation, we have continued to refine the emerging masterplan to reflect the comments received and have:

  • Reduced the proposed number of homes by 10%
  • Increased space for walking and nature with larger landscaped corridors throughout the site.
  • Improved walking and cycling connections and added a connection from the Site into the adjoining Birds Estate.
  • Enhanced the internal road layout to accommodate a bus-loop and cycleway.
  • Respected existing Public Rights of Way increasing separation distances between new homes and footpaths to respect their character and recreational value.
  • More space for informal recreation within green spaces.
  • Removed the farmyard from the Site area to allow this area to be separately planned for.

Next Steps

The next stage will be the submission of an outline planning application seeking permission for up to 450 new homes at Lostock Hall Farm.

Throughout the determination of the outline application and beyond, should outline planning permission be granted, there will be opportunities for residents and stakeholders to comment on the development. We welcome your thoughts and comments at every step in the process.
